Leasing promotions are not offered at all Thrive Companies communities. Availability varies by property, unit type, and promotional period. Please contact the leasing office at your desired community for current specials. Thrive Companies reserves the right to withdraw, modify, or end this promotion at any time without prior notice.

1. Eligibility

• Offer applies only to new residential leases signed during an active promotional period at participating communities and terms must be included in the lease documents to be valid.
• Current residents transferring within a Thrive community or renewing an existing lease are not eligible unless expressly stated in writing.
• Applicants must meet all standard rental criteria, including credit, income, and background checks.

2. Lease Term Requirement

• A minimum lease term of 12 months is required to qualify.
• Shorter lease terms are not eligible.

3. Rent Credit Application

• Depending on the promotion offered, residents may receive a specified amount of free rent.
• Free rent will be applied as one-time credits to the ledger, unless otherwise agreed in writing by management.
• All required deposits, application fees, move-in fees, and other charges are due at lease signing.
• Free rent applies to base rent only and does not include utilities, parking, pet rent, or other fees.

4. Limitations

• Offer is valid only for select units at participating properties and is subject to availability.
• This promotion may not be combined with other offers, discounts, or concessions unless expressly authorized in writing by management.
• Limit one promotion per lease agreement.

5. Lease Compliance

• Resident must remain in full compliance with all lease terms and conditions.
• If the lease is broken or terminated early, any promotional rent credits will be forfeited, and the credited amounts may be charged back as part of the final move-out settlement.

6. Promotional Period

• Offers may vary by community and promotional period.
• Thrive Companies reserves the right to change, end, or restrict this offer at any time.

7. Legal

• This promotion has no cash value and cannot be transferred or exchanged.
• All standard lease provisions apply in addition to these promotional terms.
